Amendment 3 on Florida’s November Ballot: Bigger Homestead Exemption, Bigger Questions for Sarasota County

Florida voters will decide Amendment 3 on November 3, a measure that raises the homestead property tax exemption to $150,000 in 2027 and $250,000 in 2028. For homeowners across Sarasota and Manatee counties, that means a noticeably smaller tax bill. For retirees and snowbirds living on fixed incomes, supporters say it’s long-overdue relief and a way to finally own a paid-off home outright.

Sarasota County officials see it differently. They warn that property tax revenue funds road maintenance, street lighting, beach upkeep, police, fire, parks and schools, and that losing that money could force cuts or new fees for services that have always been free. School Board member Tom Edward and county official Mark Smith have both raised the alarm, while Christine Johnson of Big Waters Land Trust and residents like Regina Senn are part of a community conversation that’s only getting louder.

The amendment’s backers argue governments can trim wasteful projects before touching core services. Critics counter that the savings for homeowners become costs somewhere else. The honest answer is that both outcomes are possible, and voters are the ones who get to decide what they’re willing to trade.
